  • Term: 12mos – 18mos
    Minimum
  • FICO: 660+
  • Rate: 7% to 14%LTV:Up to 70%
  • Max LTC:Up to 85%

MINIMUM REQUIREMENTS:

  • Must be able to show proof of income
  • Application Fee
  • A Tri-Merge Credit Report fee of $57
  • A valid Driver’s License or State ID
  • Must have a Checking Account
  • A Social Security number

Bridge Loan – Checklist

  • Below, you’ll find the documents that are needed to receive a Conditional Quote.
  • Put “N/A” for those that do not apply to you.

Received:

  • 3 months of Recent Bank Statements (all pages – Business & Personal)
  • Agreement of Sale (if purchase)
  • Articles of Organization, EIN & signed Operating Agreement
  • CD Contact Form (download from our website)
  • Driver’s license or State ID. (Must be color for verification purposes)
  • Guarantor Form (download from our website)
  • Payoff (if refinance)
  • Personal Financial Statement (download from our website)
  • Property Management Questionnaire (download from our website)
  • Social Security card
  • Track Record & REO Form (download from our website)

Here are the steps moving forward

  1. Subject Property Address in Subject Line when sending back the documents.
  2. Budget of project, purchase price, or Loan Amount.
  3. After Repair Value if Fix and Flip or Current Value if DSCR / Refinance
  4. Down Payment -Bank Statement or Statement for down payment if applicable.
  5. Check your credit scores here: / send or upload a copy of the report and all scores.
  6. Please send me a copy of your credit report with scores and the attached documents.
  7. Please see the attached loan application, credit authorization and all documents needed to move forward.
